Located within one of Dublin’s most established urban neighbourhoods, Niche Living, Ballsbridge is a contemporary residential development that combines a carefully considered architectural response with high standards of construction, detailing and building-envelope performance.
Developed by Bartra and designed by HKR Architects, the scheme responds to its prominent Ballsbridge setting through a refined architectural language characterised by clean geometry, carefully proportioned openings and a restrained material palette.
The composition of the façades establishes a clear rhythm across the development, with the glazing forming an important component of the overall elevation strategy. Window and door openings are integrated within the architectural grid to provide consistency and visual order while maximising natural daylight within the apartments.
Internally, the residential layouts have been designed to make efficient use of space while maintaining a strong relationship with the external environment. Generous areas of glazing introduce daylight deep into the accommodation and provide residents with a greater visual connection to the surrounding urban context.
Glazing Strategy/Facade Integration
TEROCO Windows & Doors was responsible for the detailing, supply and installation of the window and door systems throughout the development.
The glazing package was developed in close coordination with the wider façade construction, ensuring that window and door interfaces were carefully resolved as part of the overall building envelope.
Particular attention was given to junctions between the glazing systems and adjacent façade materials, where accuracy in setting-out, weathering and installation was essential to maintaining both the architectural intent and long-term performance of the envelope.
The selected systems combine slender sightlines with the levels of thermal, acoustic and weather performance required for a high-quality urban residential development. Their restrained appearance allows the glazing to sit naturally within the elevations without competing with the wider architectural composition.
Large glazed areas also make an important contribution to the environmental quality of the apartments, increasing access to natural light while helping create bright and visually open living spaces.

This approach allowed the finished windows and doors to become an integrated part of the architecture rather than simply applied components.
